  • Shifting Real Estate Market - Changing Your Mindset with Mike Nelson & Bruce Karle
    Jul 2 2022

Bruce Karle of the Edie Waters Team and KW 1st Realty joins Mike in discussing what action real estate agents should be taking in today's market. In his journey, Bruce learned to understand what it means to take action in the real estate industry. For some, taking action is just a thought – they don't dive into it further. The real estate industry is all about “do.” If you don't “do” something, you're going to fail. Taking action is the defining line between agents who succeed and agents who fail. It doesn't matter how big you talk, can you get down and dirty? Can you fumble and fail forward every time you try something new? Getting into action is a mind shift. Action is taking the necessary steps daily – weekly, hourly, by the minute – and not worrying about the outcome. Success comes from the mundane. Focus on the actions every single day that are necessary. Improve every day. Whenever you start something, you must give yourself time to master it. For this market, you must change your mindset to being that of a first-year real estate agent. You will have to know what to say to your Sphere of Influence every time you talk to them. If you don't you will lose that sphere. You will be required to know how to negotiate, pick up expireds, get FSBOs, etc. Stay intentional. Discipline equals freedom. Get into the habit of making those calls, going into the office, etc. For more tips on how to change your mindset, reach out to Bruce at Bruce@TheWiseTeam.com. Follow Mike for tips & more! • Three Obstacles Real Estate Agents Face with Mike Nelson and Alesia Parker
    Jun 25 2022

Alesia Parker has been an entrepreneur for over 35 years. As a coach and business consultant, she is the one business owners call when they have untapped potential and they are ready to level up. Three Obstacles Agents Must Overcome 1. Mindset – they need to realize they are business owners. Very few agents have had this career as their only job. They don't realize that they are now the business owner – they're the employee, manager, and owner. A real estate agent is never not a business owner. Everything must be done with that in mind. As a real estate agent, you are a PROFESSIONAL – act like it! You are helping people with one of the biggest financial decisions of their lives! 2. Analyze their business – where is the business coming from? What is the best use of your time? Most real estate businesses have 2 or 3 pillars that are holding up their business. Find the one or two most lucrative things and double down on them. Become an expert in those strongest things that brought you business. Analyze the dollar per hour – are you making minimum wage? Is it worth your time and investment? Analyzing your business should be a priority. Do a monthly check in but set aside at least 24 hours per quarter to examine your business. 3. Set systems in place for long-term success – most agents wing it. Figure out what works and then set a system in place. If something worked and you don't document the system, how do you figure out how it worked? You won't know unless you put a system into place. It must be a system that can replicated over and over. Create a system that others can pick up when you leave the business. If you have a system and structure in place, you will be able to sell your business when you decide to retire. To reach out to Alesia and get some value to help you overcome your obstacles, email her at coachalesia@theheronation.com. Follow Mike for tips & more! • Real Estate Team vs. Solo Agent with Mike Nelson and Kristy Lee
    Jun 17 2022

Kristy Lee has been in real estate for three years, starting off as a new real estate agent with the Mike Nelson Team/Integrity Home Group. She went solo with Porchlight a little over a year ago. There are significant differences in being on a team versus being an independent agent. If you are starting off in real estate, start off with a team. Some benefits of being on a team are accountability – without accountability, you are setting yourself up for a hard road to success or even failure. Accountability pushes you to think outside the box, buckle down, and keep going. A lot of independent agents starting out are getting frustrated and instead of concentrating on building their business, they simply go home and relax the rest of the day. These are the 80% that don't make it in the real estate business. Being on a team enables you to learn from everyone else – learning the goods and the bads, what works and doesn't work, always being able to contact someone for help. Real estate is essentially a very lonely business. Having a team there makes it a little bit less lonely. For the longest time, Kristy was chasing leads. It wasn't her cup of tea (she hasn't called anyone in the last year and a half!). She is consistent in doing two videos per week over the last year and putting them on YouTube. This has provided a source of leads for her – and the best thing is that the clients are actually choosing her – she isn't competing against someone else for business. The winners in the business will get uncomfortable in order to excel. To connect with Kristy, contact her at 303-909-8667 or kristylee.ffh@porchlightgroup.com. Follow Mike for tips & more! • The Benefits of Property Management with Mike Nelson and Kevin Patterson
    Jun 10 2022

Kevin comes from the property management side of real estate. Kevin owns a RentSource Corporation, which services all of Southern California. He has been in the real estate industry for 20 years. In 2014, he was making a little over $1 million a year and started to feel burnt out, always hustling for the next deal. He decided to go into property management after talking to some bigger brokers that had management companies. Renting will always be there. Property management provides steady income and an opportunity for bonuses. It offers stability and the ability to remain in the real estate world. In order be successful in property management, you should hire the right people first, then build your foundation, and then spread out. When hiring employees, you should consider having at least 100 doors per employee. For more information, contact Kevin at admin@rentsourcecorp.com or visit his website at www.rentsourcecorp.com. • Veterans Community Project with Mike Nelson and Mark Solomon
    Jun 3 2022

Mark Solomon got into real estate in 2005 when he lived in Minnesota. A year later, he transferred to Kansas City, where he deployed with the Navy in 2007. In 2008, he returned from his deployment to Iraq and decided to go ahead and get his real estate license. In December of 2012, Mark decided to go full time in Real Estate. He made only about $30,000 because, as he admits and as many do, he was just sitting around waiting for the phone to ring. The problem he was having was that he was living a 6-figure lifestyle on a $30,00-$40,000 paycheck. He was borrowing from his 401k in order to support that lifestyle. Once he started working and stopped waiting around for people to call him, Mark started making that 6-figure salary that had taken him 12 years to achieve in the corporate world. For anyone struggling, you must have a system and process in place in order for you to get the job done. So many agents tend to focus on learning the contracts, selling, knowing what to say – but none of this matters unless you have clients. The mission of Veterans Community Project is to say yes to vets. They refuse to let any Veteran fall through the cracks. They home homeless Veterans in tiny houses – housing with dignity. They also have family units, enabling families to live together. With a background of military, the tiny house community is basically a barrack style living without the barracks – everyone helps each other and holds each other accountable. From providing housing to offering walk-in support services, they support everyone who took the oath to serve America. For more information about VCP, visit https://www.veteranscommunityproject.org/ or call 816-599-6503.
