Publisher's summary

He was a one-night stand she was never meant to see again. But he’s back to ruin her life.

My life was simple until Vincent Cove, an (annoyingly hot) American billionaire, arrived. He wants to convert the English country mansion where I live and work into a glitzy hotel.

Over my dead body.

I’m just a small-town waitress, up against Vincent’s goliath fortune, but I won’t go down without a fight. I'm taking on this billionaire bulldozer.

If I’d known his plans I definitely (maybe) wouldn’t have slept with him. And I’m determined to ignore the chemistry growing between us.

Except his charm is distracting, his persistence is irritating and his forearms, sharp jaw and devilish smile are downright infuriating.

At least I don’t have to worry about him sticking around. A self-confessed rolling stone, he can’t commit to a lunch order before noon, so there’s no way he’ll hang around long enough for me to fall in love with him.

A stand-alone enemies-to-lovers small-town billionaire romance with a guaranteed HEA.

A wonderful story.

Louise Bay has become On author that I just love to listen to.. Her stories always have such interesting things in them. But this one really was quite fascinating. Both characters came right out very happy. And presenting you just adore them.. And then you got to see that they actually had some real I. Don't know if you wanna call it trauma. But some things that were not. Oh I don't know exactly what how to call it.
Just know that it brought more depth to the story. And it made it so much more interesting. The story is already a page. Turner, that you won't wanna stop listening.. Of course, the narrator's brought this story to life. I could picture everything in my head from the helicopter. Ride the whole entire thing. It was just wonderful. I definitely recommend..

Love the Cove family

Another great story by Louise Bay. I really like the way Louise Bay wrote the Cove family closeness and parents involvement. Author talk at the end was a nice surprise, I don't live in the UK so I found the details interesting. I really like both of the narrators but it took me a long time to get into their performance. Neither could do the other characters voice, it was really odd because each of these narrators have real distinctive voices.

So delightful

I really enjoy Louise’s style of writing, and the narrators are perfection each and every time.

It was so fun to have other characters from previous books make an appearance.

Always an easy automatic download Louise is for me!

4.5 stars

I kind of jumped into this book without reading the first two in the series but I don’t think that took anything away from the story. I like the romantic idea of buying an old English estate and turning it into a luxury hotel.

Sorry but I couldn’t get pass the accents

I genuinely like these narrators and the story is great. But I really struggled with the crossover accents and it did impact my enjoyment significantly on this one.

Loved this! A great love story, and more of the Cove family. Sebastian and Clare were wonderful with their narration.

One of the Best

I really enjoyed this story. Interestingly, at the end of this book, the author records a message for readers in which she explains why her characters are good-hearted. Personally, I am sick of all the nastiness out there, the turmoil, the name calling and the meanness that began in the nineties and continues to escalate. If I am reading a romance, I choose to read about really good, well-meaning people who have happily ever afters. Thank you, Louise Bay, for creating loveable characters.
Romantically narrated by Sebastian York and Clare Corbett.

Male narrator ruins this audiobook

Sebastian York is a very good narrator, and I have listened to several books that he has recorded, including other Louise Bay titles (storylines based in the U.S). However, his “British” accent in this book is painfully awful and detracts so much from what otherwise would be a great story. For one or two chapters, I could deal with hearing his attempts, but then a cringeworthy phrase or even just a word in his botched English accent would be a distraction again. I really hope that going forward, York will stick solely to American audiobook roles. It’s too bad that he was used for this book.

One night stand lovers become adversaries

Kate lives on the grounds of an estate, which is owned by a cash-poor Earl. She works in the tea shop and the pub. She is gloriously happy in her jobs and wants to live on the estate forever. She chooses to have a one night stand with a gorgeous man who eats at the pub one night. The sex is earth-shattering for both.

However, Kate soon finds out that Vincent is negotiating to purchase the estate to turn it into a high class hotel resort. From hot lovers, they become adversaries. Vincent is trying to save the fine features of the resort, as well as the jobs of most of the workers, but major changes must be made.

As the book progresses, we learn that both Kate and Vincent have had traumatic events in their lives that they have pushed to the background to become successful adults. Only the trauma comes to fore causing their fledging relationship to founder.

This is a very touching love story with each trying their best to overcome their own issues while supporting the person that they are falling in love with.

I listened to the audio version. I thought both narrators were very good.

❤️ ALWAYS A PLEASURABLE STORY LOUISE ❤️

I love Dark and twisted.. and Mafia mayhem.. and gritty Biker.. and Billionaire badass romances.. however, I love Louise Bay’s British stories too. They’re an auto buy for me because I know her books have loveable characters, charm, sweetness, a little angst, romance, blurring of boundaries, a drop of heartache to muddy the still waters and deep undying love in a plot that’s not been drowned by too much sex. And Vincent and Kate’s romance has all that and more as a Tea Shop Waitress and a Billionaire agree to just one night.. and end up being each other’s forevers. Kate happily lives, works and feels emotionally sheltered on the Crompton Estate living next to her beloved Granny because of her past pain. Vincent goes from one project to another never wanting to put down roots because of his past pain. They should never have worked.. but this talented author makes it all work in a very nice heartfelt way.. obstacles and all. I initially had a problem with the narration (which was surprising because I usually love Sebastian York’s female voice).. however, as the storyline unfolded, I settled with it.

Worth a credit? Yes I thought so.. and, if you’re looking for the above type of romance, then maybe you will too.
