Waste of time for me, nothing helpful

I got this book because of a recommendation. Unfortunately, I cannot pass along the recommendation and here's why:

1. This book doesn't explain how to do anything. It kind of tells you what to do (e.g. negotiate 20% per year with total return of capital at the end of a year and get some equity thrown in there as well). But that kind of stuff is kind of a no-brainer if we knew how to do it. I want to know how to do those things, not just that I should. I could get past the rest if there was actually some helpful how-tos in here.

2. Between each chapter, someone is interviewing Justin. That's fine except that the interviewer just seems somewhere between awed and full-out worshipping Justin for his sage knowledge that he's not actually passing on. It is super annoying.

3. This whole book feels like a shameless plug for his "Lions" network that cost 50k per year to be a part of. He won't tell you how he does anything, but he is happy to say over and over how his network gets exclusive access to all the stuff he's talking about.

So the moral of the story is this: if you don't have 50k per year to give Justin to be in his special club, don't bother with this book. If you do have 50k per year to give Justin, you probably are doing well enough that you don't really need him or his club. Either way, probably steer clear of this one.

But, to be fair, I didn't listen to the whole thing. I still had about 1.5 hours left. I just couldn't finish it. I would rather invest my time listening to something helpful.

Very general advice. Made to sell his course

I enjoyed the format and he is good at his investing, but this is a marketing book made to promote his podcast, courses and ultimately $250k coaching, that’s why the book is so general with a few sample deals he made. Since he spoke about mobile home parks I wish the book would have been “the nuts and bolts of mobile home park investing”. I would have bought that book.

Mostly A Big Advertisement

there were some good nuggets here and there but mostly fluff. he pushes his coaching classes throughout and is looking for investors. I'm glad I only paid 99 cents. I found out later you can get it for free

Just More Marketing…Nothing New

This guy, like so many others, just wants to sell the course and get a few people willing to pay $55,000 a year for mentoring. You’ve got to be kidding….

Sales pitch for his private club

Do not buy this book. The whole thing is a sales pitch for his lions club. There’s maybe one or two actual bits of valuable information. The rest is filler and motivational BS designed to get you to buy into his private club.

Interesting

Interesting read, like the concept of cash flowing investments and over all thought process. Felt like a sales pitch to become a lion.

Great book, the sooner you read it, the better.

I have some experience in living this lifestyle.
To have read this book years ago could have benefited me a great deal.

Just the same, no matter where you’re at in life, whether you’re a seasoned investor or investing is something that seems out of reach for you today, go ahead and start reading this book now.

Generic with Little Actionable Steps Forward

Not only is the information provided something for scale, but he rarely dives into actual steps or specifics. He will occasionally provide some details but they are either lacking or without context which is a real feat as with how repetitive he is, you'd think he'd up his word count with those desired details.

The interviewer sounds like a woo woo yes man who doesn't understand how to have an independent thought. (Side note, if you take a sip for every time the narrator says "love", you'll be QUITE well hydrated) At one point he says that if something feels creepy, it probably is. That is EXACTLY the "here, drink this Kool Aid" vibe the narrator gives off in this extended sales pitch for a Lion's Club membership.

TL;DR
Very little information to use as a go forward and delivered in a time consuming fashion.

Help

Why in the world does he say the same thing over and over for the first 1.5 hours? You don’t have to sell me on the idea of why, that is why I bought the book in the first place. I’m hoping it gets to the point and tell me how at some point before I can’t take it anymore.
