Trouble: nice book. The characters are a bit childish for their age. The hero's line of thinking is of a teenage and not of a 28 years old man. But nonetheless, I enjoyed reading this book.

Good story

I couldn’t fully enjoy this story because the mouth noises from the female narrator took me out of the story sooo much. The male narrator isn’t what I imagined. I was really excited about Penn’s story and I’m sad that the narration made such an impact on my overall thoughts.

The female narrator swallows or something. It gets irritating.

The rest is brilliant, but if you have misophonia -avoid.

I laughed out loud at Penn’s antics. A nice mixture of deep and funny❤️

Sweet story.

I loved the story but hated the narration. Most of the time Penn sounded like a New York hustler. He didn’t sound like the robust, viral man he portrayed. The other men sounded like girls to me.

Roll with it and win.

A return back to Dogwood where Pen doesn’t know what hit him. Avery came to Dogwood Lake to live with her Aunt to escape LA and found Pen. This story has it all fun characters, great interactions, heart and strong sexual energy.

This is a book in an interconnecting series, so no prior reading is needed. If you have read the other books. You already know about Pen but in this book you get another side of him and really get to know him.

Avery Perry has had it with living in the big city of Los Angeles. She's done with dealing with her celebrity parents, their so called friends and all of the antics in the name of publicity. Avery is ready for small town life so she has moved to Dogwood Lane to be near her Aunt Harper. She takes a job at Harper's hair salon and on her very first day she comes face to face with Penn Etling. Avery and Penn have met before, ahem, in the biblical way 😉, when she was eighteen and rebellious. Unfortunately for Penn, he doesn't recognize her. It's been ten years after all and she told him her name was Abby then.

Penn is an all around great guy. Thrilled to live in the small town of Dogwood Lane. He's easy going and easy on the eyes. Kind of a playboy, definitely a flirt, he loves women but he's never going to settle down. He's also a conscientious worker and skilled at fixing and building things. He works for his friends Dane and Matt who own Madden Carpentry.

Both Avery and Penn have scars from their childhood that drive their adult lives. Can they work through them and find happiness?

Avery is done with one night stands and non comittal relationships so when Penn askes her out she turns him down...several times. It seems Penn just can't stay away from her though so they agree to be friends, only friends. Hahaha yeah, let's see how long that lasts! I have to say I really enjoyed the game these two played while fooling themselves that they could just be friends. Please take a chance on Avery and Penn and let yourself get hooked on these people and this dreamy small town full of heart.

The narrators for this book are great. I love the Southern accent Rock Engle uses to convey Penn's point of view and that small town swagger. Laurie West is easy to listen to and I basically just loved her voice.

I Liked This...A Lot!

Having enjoyed the first two books about Dogwood Lane, I knew Penn's book was going to be great fun. Yep, he delivered in style. Penn is absolutely trouble on two legs...attached to a smokin' hot bod and charming smile. Avery is a fun, flirty, and still whip-smart character who knows not to tangle with this man. But. Hormones.

Together Penn, Avery, and the rest of the friends from Dogwood Lane create a mostly light-hearted, completely delightful story. It was just what I needed. BTW, if you're new to this series, no problem. This can easily be read as a stand-alone, although all of the stories are well worth your time.
