Publisher's Summary

From New York Times best-selling authors Penelope Ward and Vi Keeland comes a new stand-alone romance.

It started when I hosted a little party for a bunch of new friends.

Though “friends” might not be the right word since the invitees were all the women I’d found out my boyfriend was talking to behind my back. When the guest of honor walked in—aka my now ex—things took a turn….

Unfortunately, a stranger witnessed the whole blowout. I was in a mood that night and ended up giving this gorgeous guy an attitude, too. As if my night could get any worse, before he stormed off, he informed me he was actually my landlord.

Colby Lennon, along with three of his friends, owned the building where my tattoo shop was located.

He and I were total opposites.

He wore a tie, oozed confidence that came with years of women falling at his feet, and wasn’t afraid to say what he wanted, which lately—was me.

I hated that I found myself attracted to him.

Especially since I was supposed to be on a self-imposed dating hiatus. Yet the two of us couldn’t seem to stay away from each other. We started hanging out, as friends.

I even went as far as making rules for what he’d dubbed our “undates.”

But eventually, our explosive attraction became too much to bear, and we broke our resolve. I let my guard down and started to really fall for Colby.

Nothing could have prepared me for the ride he took me on. And I certainly wasn't prepared for where I'd wind up when the ride was over.

All good things must come to an end, right?

Except our ending was one I didn't see coming.

♥️ DO ♥️ NOT ♥️ MISS ♥️ THIS ♥️

Oh how I loved.. loved.. loved this fresh, unique, charming and heartfelt listen as Billie and Colby’s initial slow-burn smoothly progressed with tentative steps, flirty banter and sizzling chemistry as their down-to-earth ‘undates’ turn into a deep and very swoony romance. Unfortunately though, there were some pretty major hurdles and heartache thrown their way but, through their love, patience and selfless understanding, these two soul-mates reached their happily ever after and made a beautiful family with little Saylor. This well-written single-Dad opposites attract romance by two of my absolute favourite authors had a wonderful warmth and charm as they filled this sweet sweet love story with sizzles, witty banter, romance, friendship, fun, heart, feels, humor, heartfelt stumbling blocks and steam. And their well-paced dual POV chapters were deliciously and expertly brought to life by two of Audible’s greats.. Zachary Webber and Maxine Mitchell and together they delivered a five star perfect performance I truly didn’t want to stop.

Worth a credit? Yes, it’s pure gold and delivered BIG and was everything I was hoping for.. and oh so so much more.

Stop with the rave reviews!!!

It started out good until it became a waste of my time. Billie went from being strong tattoo shop owner / artist to an uptight good girl. She made it clear she did not want to date or get involved with Colby but contradicts herself when she’s jealous and starts asking Colby’s friend for detailed information. It takes way too long to get their relationship started. Then they had to throw the whole immigration / suicide drama during the last half. Really? The book was over ten hours and unnecessarily drawn out. Three year old Saylor is the only reason I continued listening. She was so cute. Both Zachary Webber and Maxine Mitchell did a fantastic job narrating. I loved Hate Notes, Stuck-Up Suit and Happily Letter After, but this was a resounding “No”. Save your credit. This was not credit worthy.

I loved the beginning of the book so much!

The writing duo of Penelope Ward and Vi Keeland is one of my favorites and their books are an automatic one-click purchase for me. I loved Billie and Colby and their insane chemistry. Colby's daughter Saylor was just darling. I loved the beginning of the book so much- Ward and Keeland always set up unique settings and storylines and I am never disappointed with their work. Narrators Zachary Webber and Maxine Mitchell gave fantastic performances that really added to the story.

What a breath of fresh air!! 😍

I throughly enjoyed this book. Ladies it was definitely sort of different from your usual and I absolutely loved it. No one was dieing from a terminal illness. We didn't have to look up any disease we've never heard of before which was great within itself. This story was sweet, sexy, suspenseful and don't even mention the narration I love Andi and Sebastian but we needed a break! Thank you for giving us Zachary and Maxine they made this story come to life! I will definitely be listening again and again.... Hopefully we get stories on the other friends as well hint hint 😉 Anyway 5 stars for me!

Exceptional Narration Duo

This was a great story that brought out all the feels. Without going into detail, I will say that some of the immigration stuff was a bit bothersome and is the reason for a 4 star overall rating. It was still highly entertaining and I had trouble stopping to do my motherly and wifely duties - that’s always the mark of a well-written book! This couple’s connection and chemistry was very believable and there was a good amount of steam. I’m also a sucker for a single dad romance. Narration…out of the ball park! I DO recommend!!!

Nail biter

“The Rules of Dating” is kind of an unusual name for this story. From the moment Caden sees Billie he is enamored by her. His attempts to get her to agree to go on a date with him are unsuccessful. He is a single father and Billie is unsure whether or not she ever wants to become a mother. Caden eventually talks Billie into un-dating him instead (hanging out as friends only). Billie can’t help falling for Caden and his adorable daughter Sailor. 4 yrs after the birth mother drops Caden’s daughter off at his door and fleeing, the birth mother reappears with unrealistic demands. This story has humor and fury. It is a great story. As usual Penelope Ward and Vi Keeland never let us down.
