Highly recommend great start to understanding passive investments

In this book James clearly lays out all of the things that you need to understand about multi family investing. I highly recommend this book to anyone who is looking to passively invest in real estate

A must read for those looking to invest passively

A very thorough book. It is as if you are having an in-depth conversation with the author. I listened to the audio version and there are explanations of charts that I believe would be most beneficial viewed. I recommend either the kindle or print version along with the audio version.

Bad Narrator

Narration was painful, but much of the info was good. This book refers to numbers and graphs several times and it would have been useful to have a pdf supplement with some of that material.

Concise and detailed

I nearly immediately returned this book at the very beginning because it starts out saying “do not read this book”. Ugh - such a typical, salesy real estate gimmick. I thought this would just be a shallow look at the question of passive investment but that turned out not to be the case.

The author delves deep into how to calculate returns, evaluate a sponsor, etc. Some might call it dry but it gives you the basics on what to look for and how to think about it. It was a fast paced, detailed, and concise look at the mechanics of making money in passive commercial real estate. I liked the fast paced and conciseness of the work but I do think the author could’ve gone a bit more into how to evaluate the leverage of financing on a deal, for example, so I took a star off for that.

The topic is tough and visual in some cases where charts are involved so the narrator had a tough job. He did ok. But I just couldn’t stand how he pronounced “deal” - sounds like “dill”. Which isn’t a big dill until you hear it for the 100th time. It just gets in your head.

Good information on real estate investing

The book is good, however keep in mind that you need at least $50K to invest in the real estate deals that he is describing, or cash out your retirement accounts to get that kind if money. Overall, it was very useful to learn about the real estate industry, and his approach for analyzing deals. If you are interested in real estate investing, this is a good read.

Jam packed with practical Information.

James is one of the most knowledgeable Investor/ Sponsors I know. He has a special way of simplifying the most complicated topics in a way that anyone can understand. I Loved how much he was able to share including, practical websites, and Investment deal structures (to name a few). I highly recommend this book, especially if you are considering Investing Passively anytime soon. I picked up the Audible and Paperback because I had to have my very own tangible copy of this Wonderdul Book. Awesome Cover Graphics and Classy of James to hire such a Professional Narrator. Enjoy!!!

Simple and Enjoyable.

This is a strong supplement to the real estate work I am currently practicing. I highly recommend this as a quick reference/refresher/introduction to passive CRE. I like Kandasamy’s approach to encouraging people to go after deals that align to them personally, with the caveat to do nothing at all and/or to ultimately trust oneself. This will be a life-long keeper on my bookshelf. Thanks!

Great book for passive Investors!!

This is an amazing book for anyone interested in passive side of investing in commercial RE. James has done great job, keeping his focus on passive investors. He nicely explains structure of commercial RE estate deals, then digs deeper in the following chapters on how to analyze deals. I really liked how he explains difference between cash on cash, vs average rate of return vs internal rate of return, and what should a passive investor focus on, depending on their personal goals of cash flow or net-worth building.
And a nice little piece nugget of wisdom about accessing retirement funds without penalty and taxes, some thing to research further.
I wish there was a PDF attached for all the graphs and figures that he references , as in audio format you can't see that.
Overall, highly recommend, any one with decent savings rate, and looking to build networth , passively.
