Better in person

I have heard the author on BiggerPockets podcasts and he is awesome. The book however does not capture his essence as when listening to him live. I was able to learn as much about note investing in a one hour podcast as in this whole book, if not more.
The performer also speaks extremely fast in this audiobook. There is some technical information that needs to be slowed down. I found that listening to it at 75% of normal was adequate.

Not really a how-to

if you're someone looking for a step by step guide on how to invest in notes, then this is not it. this book does give you a decent overview of what notes are and why invest in them. biggest knock on this book was that it took 10 chapters before the author even started talking about notes. prior to that, it was all about the author's experience in real estate.

Found useful even as a noobie investor.

The first 10 or so chapters were enlightening as a newer Real Estate investor. Some of the strategies that I was familiar with were fine tuned, and others I hadn't considered were introduced. The actual "note" process was a little advanced for me, however, I have all intentions on revisiting this book once I have more skin in the game.

Alternative investment option

This book is no “How to” like some might think but rather it's an eye opening 30,000 ft view of an alternative investment option. Personally, as an individual who has access to my own private money, via a self-directed IRA along with liquid cash, I am often looking for new investments to blend my risk profile. While I don't think I will start a note business after reading this book (too much work), Dave's personal story and examples have definitely peaked my interest into the other side of real estate. I'll definitely be further investigating the passive options this alternative has to offer.

Shows creative ways to structure deals

The book is more of an autobiography with some teaching alongside. Originally I was hoping to get the nuts and bolts of notes. He can kind of get off track at times, but the creativity in his deals is worth the read

Great book with lots of fundamental basics.

This was a great listen with lots of fundamental real estate basics. I really enjoyed the stories and case studies. I believe these strategies are very powerful if implemented by clever investors. I do wish there were more actionable steps in the book though. Theory, ideas, and strategies are great, but better is always a pathway that helps promote experience. The actionable steps are what learning investors need to know in order to feel confident in their path. This map leaves many blindspot for novice investors. All in all a recommended title to have. I would absolutely recommend it.

Full of great information and very good execution by the story teller to bring this book to life. Easy listen and you will definitely learn something!
