Good concepts but very poor scenarios

the book is well read throughout and contains some key financial points including the value of paying of mortgage in big chucks, utilizing other sources including 401k etc and credit card use for expenditures

the major problem that I felt were the scenarios which makes this an unreal situation.

they start of with a situation of a 150k loan 30y term @4% p&I would be $716 and use a heloc to pay which is perfect but they expect the person has $2000 extra each month to pay back the heloc. (total payment 2716)

if someone has the cashflow to pay an extra $2000, they could have easily secured a 15 year loan possibly at 3.25% (conservatively) for $1054 a month and pay this down very fast as well with or without a heloc.

this is an absolute unreal and misleading situation for most homeowners.

can this apply to a investment rental where you have the cash flow for this - absolutely YES!

For an average homeowner the calculations do not make any sense and I am very disappointed in the book.

Financially Interesting

Its a good short read. I know people that heloc would absolutely work for. I, on the other hand, don't have the discipline. I ran through the scenarios and see myself flunking out on payments in one place or the other. Perhaps as I get older, I'll learn to be a little more of a "go-getter"

Great book. Very practical and easy to understand.

This book has a very logical and lucid flow. There was no unnecessary fluff and back stories that other authors use just to make their books longer as if the longer the book is, the better value you're getting. This book gets straight to the point with just enough examples to drive the point home. I will definitely apply some of the methods mentioned.

Where is the PDF?

In the Audible book there is a mention of a supporting PDF document included in the purchase of the book. Yet no PDF. I have other books that I can assess their PDF from my Audible account, why not this one? Morris? Audible? Any reply? Please provide PDF.

A Short, Yet Blunt and Informative Book

I learned a lot from this book with the different strategies Clayton Morris discusses about slashing your mortgage. I do find it somewhat impractical to do in 5 years if you dont currently make a substantial amount of income, but the strategy does make perfect sense and is great take away from this book.

Mainly for US economy

Strategies recommended do not apply in Australia as good as in the US. The concepts are OK.
