The first four chapters reminded me of a late night TV sales pitch. Fast forward through them. Based on listening to Andrew's pitch, visiting the author's web site and reviewing the case studies developed in the audio book and augmented online with detailed planning documents, I concluded that the real function of his business is to sell insurance in the form of indexed universal life (IUL) policies. As an economic activity this is the only possible conclusion of how he derives income for his company. Conceptually the idea of extracting the equity from you home and investing it is a well established idea that he seems to think he discovered. His only real contribution in the book that impacted me is the arbitrage concept of home equity value being re-positioned. His sales pitch on the IUL policies ignores other tax advantaged investments. I did not find it worth an Audible credit. Flip through it at Barnes and Nobles, note the web references(which he cleverly only reveals in his text/audio and does not provide a site navigation map for. Visit the site and you can get all the value you can extract from this book and can use your Audible credit for something less financially evangelical and self serving.

This book reads like a marketing presentation mixed with highlight reels from seminars. Douglas often references his other books which sounds like plugs for other products to purchase, and repeatedly hints at major strategies in future chapters. It feels like a ploy to keep the listener engaged and would be much better to eliminate the copious repetition and just cover the other material.

My biggest concern about the material is that the pillars of the strategy are either outdated like the tax code regarding deducting mortgage interest (there are now limits and much higher standard deductions), or very misleading (like the “safe and liquid side investments that earn 7.5% tax free”). Keep in mind this was written in 2007 before the financial crisis, so his recommendation to continually leverage a house that continues to appreciate and invest in a stock portfolio completely ignores any period of stock market history that is either flat or declining. While I too have leveraged my house to buy stock, I do not pretend it’s risk free and therefore don’t maximally borrow. His idea is to assume that everything always goes up and to borrow as much as possible “OPM” and bet all in.

If you’re new to financial planning and investing, listen and learn but do not use this as a playbook. However, there are much better financial books for beginners on Audible than this.
