Publisher's Summary

Many Americans dream of financial freedom, but they're stuck in dead-end jobs and don't know how to get there. You don't need to be one of them. If you invested $35,000 in the stock market today, it could take 52 years for that investment to grow to $1 million. But if you invested that same amount into one single-family $140,000 rental property, it would only take 19 years. With just two rental properties, you could generate $417,000 in profit in just 10 years. Skeptical? Good, because that's the first sign of a smart investor. This book will tackle that skepticism head on...and give you confidence and a path to financial freedom.

This audiobook will teach you how to:

  • Secure your investment money
  • Find your ideal market and a positive-cash-flow property
  • Efficiently manage your property
  • Handle your record keeping
  • Boost revenues and cut costs
  • File your taxes using a step-by-step process
  • Build your real estate portfolio

Didn't sign up for a math class

I spent an hour listening to dizzying numbers after numbers. the author isn't teaching he's just throwing out figures that will just keep you scratching your head. not interesting in the least. what a waste of a credit.

Great book

Great book for aspiring or new investors. Love how he focused on SFHs in this one as most new investors start out this way. His next book will be on Multi family homes and I’m sure setting up a series where he goes bigger and bigger in real estate each book. I’m very excited for the next one to come out but for now I can take what I learned in this book and apply it so I am ready to move on to multis by the time the next book is released!

Eureka!!!

I saw a person’s review of this book and they gave it 1 star…Hmm

I don’t quite know what they thought that they were going to get out of this book, but this book just laid out the steps to owning and operating rental properties. I’ve been gaining knowledge on Real Estate for a couple of decades and now all of the information I’ve gained over the years is starting to make sense now.

This book is indeed The ABC’s of investing in Real Estate. The other reviewer made negative references to the math and figures claiming it was too many references made to numbers. Well what do you think the business of Real Estate is? It’s numbers! Clarence Avant said “It’s all about the numbers, that’s all deals are, numbers” if you are overwhelmed with math and numbers perhaps investing of any sort isn’t for you.

I absolutely loved this book and gained so much information from it. There were many things I already knew, but it put it all in to proper context.

Like taking a sip from a fire hydrant

All of the research and learning I've been doing for years has been simplified in this book. Brilliant

Good overall

Overall good book. His advance guide book is better in my opinion. If you read that one first this one doesn’t seem as fruitful and informative.

great book but a lil different

i really liked this book and usually not great with numbers but the way its laid out (and if you realize there are companion files on their website before you start the book and not halfway through like i did) after looking at the companion files and listening it makes a lot of sense. i will say, for the most part i listened in the car but the portions with numbers/math i screenshotted and went home later to relisten. this is a great plan and set of steps involved! i've been reading rich dad poor dad books and this makes me want to keep going!

Good info, but not exactly what I was hoping for.

Great info for somebody who wants to only do single family homes, or a four-plex, or something smaller in scale. I was hoping for something that covered more on the larger renter properties. For me, it was a little over the top with the tax/financials examples as well. You might be helpful for some people to visually see what to expect, but if you're just listening to this while you're driving, it's a little hard to follow exactly what he's trying to get to when he spitting out all the numbers.

it's all in the details

loved it. most details on getting started on real estate I've had in a book soo far. great examples. the math parts are probably best to read on paper though.
