Okay info

The author provides good info about the latest uses for technology when renting out property. However his biases clearly show as it pertains to his views of his tenants. I'm not sure who's renting from him, but it sounds as though his tenants don't have jobs. None of my tenants have time to go shopping for carpet. That's not their job. They actually work. Additionally,
I'm not sure what his facination is with "Aunt B" or Mayberry, but it was rather annoying. Who and what is that anyway? Lastly, I've never had a "scumbag" tenant. I'm sure they're out there, but his frequent use of the word, leads me to believe that he has some discriminatory tendencies.

“Greedy Landlording Book”

While the technical and updated instructions in this book are useful, it’s not much more than common sense and a little google searching will tell you. The author of this book does little except reinforce the typical landlord stereotype, but has the nerve to say he never calls himself that, as it is perceived as “negative”. Throughout the book he refers to tenants, who, lets be clear, are human beings, as “ignorant”, “lazy”, “plain and dumb”, “simple”, “stupid”, “having too much time”, and even on multiple occasions “dirtbags”. Unbelievable! This book is a detriment to humanity. Don’t waste your time supporting this derogatory book.

Great book for new and existing investors

While I would not agree with all of the processes implemented by Mike Butler, he challenges you to think through your existing operating model with a fine toothed comb.

As a stellar proponent of the single family home pathway to building an investment business, Mike makes you want to buy more SFH for your portfolio. Grateful for his fine contribution to our business community. Great listen from Audible.

Great book. Got some great tips and the extra downloads are already in my tenant playbook binder. It has motivated me to run my rentals as a business, set standards with my residents and place systems and models and stick with them.

Ok practical guide for automation

This book provides some useful ideas for automation of your rental property business, focusing heavily on the use of technology and telecommunication tools. A typical example provided in this book is to have your tenants file requests for repair through a digital form. That way you have everything on record right away, including the exact timestamp etc. If you are familiar with ‘the four hour work week’, it may feel like an application of that book to the domain of rental properties investing.

A particular negative aspect I found in the book, and that is just my personal taste, is that the author persistently describes tenants in an unnecessarily derogatory manner. Tenants are continuously referred to as “lazy people that have nothing to do with their time” and are 'tax-eaters' etc. I found it a bit disturbing to have to maneuver my way through the author’s personal biases and derogatory treatment of tenants. It was unnecessary to get the message across and reduced the overall experience for me.

this book goes down as one of the all time best. from rental applications to final move out strategies and total management of the properties. will definitely recommend to everyone.

Great Book

I’ve been investing in real estate for five years and after reading this book it has definitely open my eyes to how you continually grow even with the small team and stay very efficient. Mike walks you through exactly what you do how you do it and the PDF an extra force you get for free and makes all the difference. I highly recommend this book to anybody wanting to take their investment career to the next level.

Now what I expected!

I was honestly expecting a book telling me how to run a fully automatic, 100% automated, little to no effort real estate empire! While there is a bit of that, the lion’s share of the book is Mike sharing invaluable, and hard won experience!, about owing real estate and being a property management. While there be issues, no doubt, when I purchase my first property, Mike’s shared experience is going to make it a lot easier! Thank you Mike!

some really useful time saving and investing tips

this book is packed full of time saving paper saving and words to the wise do's and don'ts on renting very focused on America but applies everywhere, well worth a read if you're thinking of investing

Great book

I enjoyed the book because it gives an overview of what it is like to be a property investor in the USA. In some parts this book goes into some detail of getting your business automated and run from smart devices, but it covers a vast array of aspects that landlords need to be aware of. Although I live in UK, I am going to pinch many ideas from this book to automate my business. I would recommend this book to anyone starting or struggling with automation. Simply this is a great how to book for automation of your property business.
