This somewhat sarcastic non-fiction personal finance book was originally written for my children in 2003 and 2004. If you have the audio version, it has been annotated with about 20 inserted one-liners or simple clarifications. As the author, I now have full control over the content of one of my companies, repurchased the world rights (published in five languages, Chinese/Mandarin, Portuguese (Brazil), Taiwanese, and Romanian) from Penguin USA, and features 20 cartoons by the talented Patty Kadel. She understood my sarcasm. It covers the use of debt (Good and Bad) and reflects 45 years of real estate and entrepreneurship (as of 2025). Though a book on life, not a real estate book, my primary source of income for 45 years has been real estate. My tenants paid for my recent (2026) Ph.D. This is evergreen advice based on the wisdom of the ages, updated with the idiocy so common to contemporary folks (including the author's idiocy (see chapter two). With wit and insight, Hanson offers advice on the pros and cons of debt (through the lens of Stewardship) while helping us develop a philosophy about it, as well as one for spending and saving.

Grasp the concept of "Burn Rate" and embrace delayed gratification. He explains that good debt increases net worth and includes credit-card debt, leasing a car greater than you can afford, and buying a house with 5 percent down. If what you purchase on credit can easily pay its way by selling it, or hopefully from the cash flow it produces, then such debt may be a good idea. When debt reflects greed, impatience, or seeking the appearance of wealth, it has negative consequences. Using personal stories, humor, and cartoons, Hanson explains the principles of debt and money in the first four chapters and then counsels us on the value of developing a mathematical financial plan based on these fundamentals.
