    We discuss where value plays can be had- including Melbourne and Victoria such as Bendigo, Ballarat, Geelong. However one downside is the lower rental yields.

    Perth, Brisbane, and Darwin is still rising strongly.

    Supply and demand is important, with indicators such as days on market, vacancy rates, as well as building approvals.

    Lending is critical for growing a property portfolio, and there are some significant changes coming to borrowing in 2026.

    In this update, joined by doctor and mortgage broker Leon, we discuss 2 big changes for 2026- DTI (debt- to- income ratio) limits, and also trust lending changes- big banks including Macquarie and CBA have pulled out.

    And also we discuss importance (or more importantly, really how important) interest rates are for those looking to buy in 2026.
