  • An informed view of the property auction market as we head into 2026

    2025 was a year that ended with one of the biggest residential auctions of all time, raising £77M and a long awaited cut to interest rates – this is typically the catalyst that the commercial market needs to drive demand. As we review last year we also make our informed predictions of what 2026 holds.

    Both Auctioneers discuss the different forces driving the buyers and sellers, with a significant increase in Housing Associations and REITS selling last year, which is likely to continue and some new overseas buyers buying in to commercial assets for the first time. Is that a turning point in the market? There is a lot to cover.

    “So much is moving in the wider Residential market”, says Seb Verity who reflects on his normal wide range of topics from the impact of rising obsolescence in all its forms, to what is holding back the Government’s new build targets.

  • Harkalm - from Dealer to Developer in 20 years

    George, Adam and Ben explore the story of this progress, the key moments, their most memorable auction purchase and several hints and tips for active investors in today’s market, where opportunities remain to be taken.

    Whilst the team of 30 is still active in the auction sector, their appetite for deals spreads further afield.

    Harkalm are typically investing £60-£70m annually into 30 or so mostly vacant properties to re position to clients and occupiers needs across several sectors. Having started on the High Street with national bookmakers like Coral, they work across many sectors from convenience stores and nurseries, now including drive through developments and a new and interesting expertise providing Special Educational Needs (SEN) schools.


    All of their experience is focussed on creating institutional grade investment property to hold or trade on to a very receptive Private Investor market.

    Following some advice from a business coach who said “you can’t run a supermarket or cornershop practices” they have captured the process for themselves. The market knowledge which they have leveraged so well over the years has now been integrated in their own in house “dating site” for buildings and tenants with the help of specialist data scientist working in house.

    To close we ask how each of them would invest a £5m windfall in today’s market, for themselves and secondly for a passive investor seeking safe income and wealth preservation.

    This episode of the Allsop Propchat explores how AI has already influenced the production of some of the most comprehensive and accurate valuation reports in the market. While the technology brings clear efficiencies, there are still limitations within current systems that demand the same level of diligence from valuation professionals as ever. Handled in the right way, however, the general view is that the time saved can allow for deeper thinking and ultimately lead to a better product for our clients — who then often use their own systems to summarise our reports.

    We also discuss the RICS guidance note, which is in the process of being finalised ahead of its formal adoption in Autumn 2025.

  • What is trading well in this tight Auction market and what will the next few months look like?

    With 70 years of auction experience between them, our Allsop Auctioneers discuss some of the drivers for buyers and sellers in this tricky market. With over 1500 lots sold in the first half of the year there are both highs and lows and some extraordinary prices achieved, which almost defines how hard it is to price stock.

    The pool of buyers continues to expand – where do they come from and what are they competing the hardest for?

    With some commercial examples we also review the revival of retail and how returns compare to other sectors and what buyers compete most for.

    The second half of the year is hard to predict but we are anticipation an improving market in both the residential and commercial sectors – we discuss why.

  • Beyond Bricks: Building Futures with The Cycle Charity

    Allsop’s involvement with The Cycle Charity first began in 2008. The firm continues to support the charity and, in 2025, are raising funds to help create eco-friendly school toilet facilities and empower women and girls through sustainable water, sanitation, and menstrual hygiene education in communities across India. This partnership is about creating opportunities for a better future.

    In this episode, Gareth Hosgood, Commercial Valuation Partner and Head of the Employee Forum, is joined by Georgina Harding, CEO of The Cycle Charity, along with Evie Robertson and Tilda Power-Shock from Allsop, who recently spent time in India with the local communities benefiting from The Cycle’s work.

    They share first-hand accounts of their experiences in the villages they visited, stories of resilience, progress, and the impact that providing basic necessities to these communities has in transforming lives and create lasting change.
