Solid read for real estate investing

I just finished Buy Houses and Retire by Brad Smotherman, and honestly, it was a solid read.
What I liked most is that it doesn’t feel like one of those hype books promising overnight success. It’s pretty straightforward and practical. Brad talks about real numbers, real situations, and the kind of thinking you actually need if you want rentals to work long term. No fancy fluff — just simple concepts explained in a way that makes sense.
Some parts felt basic if you already know real estate, but even then it helped reinforce the fundamentals and reminded me why cash flow and consistency matter more than trying to hit home runs.
Overall, it’s an easy read and motivating without being over the top. If you’re thinking about buying rental properties or want a simple framework for building income with houses, this book is worth picking up.

Finally, a plan that sounds like it could work even for someone in a lot of debt from less than successful ventures, like me.

I hate cold calling so using marketing to find motivated sellers who are open to create a finance is super appealing.

Not having to balance offers that are good for me vs them makes it feel less like salesmanship and more like helping other people and my family at the same time.

He presents just enough options on both the buying and selling side that it reduces wasted time trying to find the perfect opportunity. It just comes down to whether the seller is motivated.

I’m excited to get started and turn my life around.
