While I have been a buy/hold/rent landlord, I have never done short term rentals, which is really an interesting concept. This audiobook covers everything from finding the property, furnishing, pricing, optimizing occupancy, creating a "guest experience", managing reviews and feedback, and the details of practical issues like maintenance, cleaning and turnover. I found the 'optimizing occupancy' section most interesting, as I have wondered how to avoid having an empty short term rental given the number available on the market. Overall, this gives a great overview of getting into this business.

elevated my game!!

This was an easy listen and gave me quite a few small tips for things I was already doing, but ways to do it more efficiently (and with some AI help). I am old and had my system down for rentals, but this was a nice and easy intro to the AI world (I don't think it is going away??!!). My favorite chapters were: handling feedback - normally I wilt at negative feedback, so these strategies were super helpful to me. Also got a lot out of the rate optimization chapter. Sometimes I just set it and forget it and have not taken advantage of the most recent rate scheduling software, this chapter gave me to courage to "just do it"! Highly recommend.
