Publisher's Summary

What's sexier than a bad boy? A bad ass man who's got his shit together.

Max Alexander is nearing 35. He's built a successful company, and he's conquered the professional world, but he's never been lucky in love. Focusing so much time on his business and raising his daughter, adulting has come at the expense of his personal life.

His social skills are shit, his patience is shot, and at times, his temper runs hot.

The last thing he has time for is the recently single, too gorgeous for her own good young woman he hires to take care of his little girl. She's a distraction he doesn't need, and besides, there's no way she'd be interested. But you know what they say about assumptions?

CUTE & EASY GOING. BARRY MANILOW OF ROMANCE BOOKS

Any additional comments?

Narration was great and the story was a amenable. It's not one I would listen to more than once because it was such a light easy going listen. If you enjoy sweet love stories without drama, a little dirty sex and a cute kid you will like it. I like a little drama or a lot of drama in my romance stories. Call me crazy. I am looking forward to see what others rate this one. It did past time while I was at work. This is a book that little girls that want to say yes to the dress will love!!! 🤗😍😀😗

Oh, how I LOVE Sabastian York!

Mr. York, you can read the dictionary and I would be wrapped around your every word. The story was good. Of course, being a romance, the story seems cliche and an unlikely scenario but that could be just bc I'm going through a divorce and I'm a Grinch about it.

love this book better than the previous books

What did you like best about this story?

what I like about this book is the characters, especially baby Dylan
The story line was cute( not really believable) it was a fun audio.

What does Ava Erickson and Sebastian York bring to the story that you wouldn’t experience if you just read the book?

The narrators gave the book life, they played the charterers, in the best way!

Any additional comments?

Overall it was a fun read. We all need to have a little happy ever after, the book gave that sweet love story .

BEAUTIFUL SWEET HEA

I haven't read Any book by Kendall Ryan that I haven't liked & The House Mate is no different. It's a sweet quick read love story.
Where We meet ex Ranger Business Max Alexander finding his next sexual conquest which didn't even get started as his ex turns up with biggest surprised he didn't even know anything about & heck this is a surprise that could ruin all future conquests.
Max whom some may say lumbered others may say a blessing as Max didn't seem to be the man to except & take a 12 month old little girl into his life & fall in love with her practically AS soon as he holds Dylan
Then he NEEDS to find her a Nanny & all clothing/furniture/toiletries & that Nanny is desperate Addison whom needs a new job, place to live & money & this job is JUST perfect for her.
So this is the sweet story of the 3 of them learning to live, work & play together. And we can feel that heated attraction for each other that Max & Addison & the love Max feels for his newfound daughter is so sweet, that will pull you in, especially if you like the sweet loving of a parent to a young child and that goes for Addison also.
So we see what Max proposes to Addison how the 2 of them should go about the situation they've found themselves in.....

Ava Erickson and Sebastian York were alright in their narration

Another Mate

The third installment from Kendall Ryan in the Mates....of course it was as good as the other two. I enjoyed listening to the story, I was shocked a few times, didn't see it coming. I normally sometimes skim books while I read but I didn't get a chance, so I was caught off guard. Love it!

Cute story

It was a cute story and a wonderful happily ever after. Max was a single man avoiding commitment when he came home one night to a woman dropping off his 1 year old daughter and leaving for good. While he was a sworn bachelor, he had no problem leaping into action and doing all he could for th beautiful girl with his dimples. This definitely meant getting a nanny....Addison. Addison fell in love with baby Dillan as soon as Max opened the door for her interview. Dillan leaped into her arms and there was an instant connection. While watching this exchange, Max was sold and she was hired...despite the fact that he felt an instant attraction to Addison as well. I enjoyed watching it all unfold. There were a few twist and turns but nothing drama filled. Cute story.

An OK read.

This book was just so-so. The narration was as usual, fabulous. With Ava Erickson and Sebastian York doing the honors you can never go wrong. But the story itself just lacked a lot for me. I'm not sorry I read it, but it was really not one of the better books I've read. It was my first by Kendal Ryan and I'm not sure I'll be seeking her out again.
