Publisher's summary

Ken Rosen argues that successful real estate investors do not get rich in an up market. They get rich and stay rich by investing in real estate for the long-run. And, in fact, they view market downturns as opportunities. Part one in Investing in Income Properties reviews the basics of real estate and how to get started. It also identifies the key players on a winning investment team. Then part two explains how to obtain the cash resources to begin investing in winning income producing properties by using the author's unique Big Six formula. These chapters show how to structure deals with the most leverage and extraordinary rates of return. The third part of the book underscores the money to be made in buying and selling homes and condos while offering strategies for picking up properties below market value. The final section of the book tells how to convert apartments, office buildings, and warehouses into condominiums, as well as how to recognize opportunities offered by vacant land.

A solid perspective on achieving wealth through RE

I think this is a solid book on how to achieve wealth through commercial real estate. The author provides the information in a set of sequences and steps that explains the process of the what, why and how. The reference PDF file is also a valuable tool for the audio version of the book.

To the point

I’m a big fan of systems and this book has a great one to get started. Then you can tweak it to your needs and the market. Definitely a hidden gem among a sea of repeated information about commercial real estate investment.

Not For the Average American

The big six theory, diagrams, and charts are great. However, Rosen stating he began his investment career with $300 is misleading especially as the story moves on and he references $500,000 as a small loan making $200,000 down payments. This book is for the 1% elite. Not an average American with an income of $50,000.
