Not enough substance

The author spends half the book trying to sell you the book purchase you already made. Once he's done with telling you how great his systems are he only goes into the basic concepts such as, buy properties in area that have high tenant demand, but does not provide information on how to determine high demand areas. He does not explain how he was able to start with a hundred dollars in his pocket and start purchasing properties or how he continued to leverage his funds.

I would have loved to know if he did cash out refinances to purchase new properties our if he sold them, etc.

Overall I heard more about visiting his website than anything else.

Excellent source for info

I'm barely looking into getting in the rental business and this book gives a very good detailed description of what you will encounter. Also, downloadable workbook is available and other websites as resources. Highly recommend.

Worst book I have read or skimmed

Skimming for content looking for a nugget. Way too much self promotion! Very disappointed. Grrrr

Beginner book

Was an ok book but if you own any rental properties at all dont read. This is for the absolute beginner.

Get to the point already.

Lots of chatter with little substance. The author spends a lot of time selling his seminar. Feels a lot like an infomercial wrapped in a book.

Mostly a sales pitch for his website & coaching

Very disappointed.
First 3 chapters are nothing but a pitch. Later there is some info, but it's super basic.
You're not going to read this book and learn a strategy that you can apply.
There are a few stories about students who he coached that are now financially independent
( but he never tells you how they did it or what steps they took where you can replicate)
Over and over and over again with reference to his Landlord coaching programs.
Is there anything practical or useable in this book? Not really.
If you have already read any other books on rental properties or apartment investments, then you won't find anything new here.

If you are a newbie, save your money,... you can listen to some biggerpockets podcasts and you'll get more than buying this audiobook.

Great starter for knowledge gathering. Wasnt overwhelming. actually makes me more interested in R.E. and willing to learn more.

Best in its class

Useful and informative. Every multifamily investor should refer to this text in regards to the fundamentals of managing apartments of any class
