save your five bucks

This is an entertaining bit of fluff. The real purpose is to market the author's mentoring program. I felt like it lacked depth and value, however it was fun to listen to.

Not very good

Hated I even wasted a credit on it. Very short. The book is probably a very short read. Not much information. Just tells some stories that may or may not be true

Good to know as I begin my journey.

I am a rookie investor in every sense of the word. I've been to seminars, paid for local "training" events and read many books and watched tons of YouTube videos from others in the business. Well, I am serious about making it in this industry and something about Mr. Pustejosky's story hit hard and it really caught my interest. I took many valuable notes from reading this book on subjects that none of the other materials and seminars ever touched on. So I'm treating this as a "pocket bible" of sorts to help me watch my back and be aware of red flags that will pop up as I begin my career as an investor.

A good guide on what not to do in Real Estate

The book was well narrated, examples were explained in a way it was easy to understand. All of these were good examples on what not to do in Real Estate.

Every Real Estate Investor Should Get this Book

What made the experience of listening to Real Estate Investing Gone Bad the most enjoyable?

The stories were very entertaining, concise and extremely educational. The voice of the author himself really brought them to life.

What does Phil Pustejovsky bring to the story that you wouldn’t experience if you just read the book?

Since the narrator is the author, his emphasis on certain words helps better understand the intent of the author. I read the Kindle version when it first came out and the audio version was even better for me because his reading helped understand what he wanted the reader to focus on that much more.

Did you have an extreme reaction to this book? Did it make you laugh or cry?

Every real estate investor need to get this book. That was my first, and I guess "extreme", reaction after completing it.

Thank you so much Phil for taking the time to compile the stories and then putting a book together around them. It will save my thousands over my real estate career.

Great Stories for Beginners

Very well written and read. Helpful to all RE investors getting started and does a good job of leading listeners to want a mentor. Two stories were basic naïveté. The FBI (and other law enforcement agencies) don’t call up to say that you are under investigation. They would identify who they are (and you ask for their badge number to later verify) and then they would ask you specific questions OR request that you meet to ask you questions. They wouldn’t merely “tip you off” that you’re under investigation. Second story with naïveté was how Derek the lender cheated the newbie investor. Derek, as a realtor, is held to a Code of Ethics (license renewal in FL REQUIRES the same Ethics class be taken every 2 years). In FL, ANYONE can contact our ruling body of FREC (FL Real Estate Commission) and bring a charge of violation of code of ethics. You don’t need an attorney. Most likely Derek would have gotten in trouble AND the “erroneous” inspector might have been charged with collusion to defraud and been removed from their office. Most RE Commissions take their job VERY seriously and Derek probably would have been made an example of. But, great book overall.

Overall a good book

Pros:
1. The examples are pretty good and relevant

2. Short and not over complicated

3. Very cheap book

Cons:
1. Few examples are too obvious that I am not sure you need an entire story to present it

2. The author makes Few self promotions throughout the book… it is a bit annoying
