    Welcome back to the Rough Housing Podcast! In this episode, co-host Justin Rourke and special guest Vanessa Fallon sit down with Ryan Carrillo and Lou Ortiz from Assumable.io. Amid high mortgage rates, this innovative startup is helping prospective homebuyers search for assumable mortgages. With average rates for a 30-year mortgage having dipped slightly from their October peak, buyers are still facing higher monthly payments compared to a few years ago. This has led to some homeowners being hesitant to sell, fearing they won’t be able to afford a new home.

    Assumable mortgages offer a solution where buyers take over a seller’s loan at its existing rate, potentially saving money over the life of the loan and easing the home selling process. However, these types of mortgages come with their own set of challenges. Most conventional mortgages aren’t assumable, but loans backed by the FHA, VA, or USDA can be, provided certain conditions are met. There are also additional risks and potential for lost entitlements to consider.

    Despite these complications, many buyers and sellers are unaware that mortgage assumption is an option. This unawareness led Lou Ortiz and Ryan Carrillo to launch Assumable, an online platform listing homes with assumable mortgages.
