    Go Deep, Not Wide: The Follow-Up That Turned 78 Cold Leads Into Listings

    Josh interviews Jonita about a post highlighting the value of going deeper with existing leads instead of constantly adding new ones.

    After sending 78 emails to a mix of expireds, pre-foreclosures, and absentee owners with zero responses (including no replies to texts or calls), she nearly moved on but sent one final short follow-up—

    “Just curious, are you still accepting offers?”

    —and received four responses: one had relisted, one appeared already sold or mismatched, and two were positive, including a pre-foreclosure lead who called back, received a Loom video, and set a listing appointment for the 21st using her “seven day stress free program.”

    She also resent 73 texts and got three replies.

    Dana shares how a text from an open house led to a call with a landowner whose targeted parcel was under escrow but who owns about 1,000 acres across multiple parcels and businesses.

    Josh outlines a “version 1.0” plan: document and demonstrate ongoing work to earn the seller’s trust, then start outreach by calling all active vacant-land buyers in the parcel’s zip code using the “three no’s,” contact buyer’s agents who recently sold similar land in the past 180–365 days, and run “deal of the week” email plus inbound social posting strategies using multiple bullet-point options to drive responses.

    He recommends starting with one parcel—ideally residential and with the largest buyer pool (often the lowest-price parcel)—updating the seller at checkpoints, pivoting based on demand, and using the process to uncover additional opportunities beyond this one owner.

    In this episode, the host shares a win from Wendy, a Listing Sprint participant who previously joined the inaugural Deal Sprint and followed a three-step blueprint: find a deal to use as bait, use it to reach out to buyers, and make offers on the bait or on other transactions for those buyers.

    Wendy reached out to 34 sellers while also attending Closers Cafe and was sourcing for a $1.4M buyer she had obtained through social posting or a networking group.

    From those 34, one response led to a neighbor planning to move, resulting in a call with the seller and a showing set for a likely $1.1M property.

    Wendy also contacted a prior client—a cash buyer with a duplex—leading Sean to meet him quickly and secure a listing expected to be signed for $350K, with the seller also mentioning openness to offers on a $3M home.

Additional context explains Wendy’s approach of using a specific reason to reach out—off-market properties she and Sean had available—resulting in “no match, but landed the listing,” plus a $400K buyer consult scheduled around Easter.
