    "Misleading"
By Geoffrey (san pedro, CA, USA) Sep 26, 2005
Although the author has some good general points, and some excellent advice for buying/managing large multi-family housing, therein lies the problem. This book should have been titled "How to evaluate and purchase large mulit-family housing". It has nothing to do with single family residences, commercial properties, or anything else besides large rental properties. Perfect if that's exactly what you are looking for, but definitely not the "ABC's of Real Estate".

From what I gathered, the author was a property manager who ended up investing into these large multi-family buildings, and then wrote an exact manual from his single tracked perspective. The book is nothing more and should have been titled accordingly.

    "horribly narrated"
By Brandon (Jacksonville, FL, USA) Mar 25, 2005
Although the content is good, the narration is so horrible that I ended up hating the book. It is read by the author, and he (no kidding) seems to read at a 6th grade level. Definately hear the sample before purchasing this.

    "Good book poor medium"
By David (Princeton, LA, USA) May 23, 2009
I enjoyed the book for the most part. Like one of the other readers I felt like a child being read to sometimes. But I enjoyed and do enjoy going back through and listening for the content.

I had a heck of a time, however, downloading the book and then loading it on to my mp3 player.

Also Ken McElroy referred to a couple of forms or charts "included in this audio book". It would have been nice if I had the reference materials sent to me via mail (or email) so that I could see better what he was referring to.

As I said, overall, I enjoyed and do enjoy the book.

"The audiobook doesn't give chapter titles"
By Christopher (Rayne, Lao People's Democratic Republic) Jun 20, 2010
Unless you don't mind not knowing where in the audiobook you are better off to by the CD somewhere else and download once it comes in.

    "Very Informative"
By Boris (Rockaway, NJ, USA) Jul 1, 2009
Unlike most books on this topic, this one has very little fluf in it. The author presents a very detailed account of what you need to do and how you need go about doing it. For example, the details get down to accounting figures when estimating property values and using that information to determine your offers. I havent read to many books on the topic that give you this kind of information. Most books just tell you what you need to do, but hardly ever tell you how to get it done.

    "Not bad, better in print"
By Jason (Milwaukee, WI, USA) Nov 9, 2005
This book will get you "hyped up" in the first 1.5 hours or so. After that, it kind of gets a little too technical for listening purposes. It's worth the download but you'll certainly want to purchase the book in print to use as reference materials.
