"Excellent Book!"
As a real estate investor myself for many years, this book is right on the money. I wish I would have read this book when I first got started.
The author shares the real world of real estate investing in a very accurate and entertaining format. I listened to the audio version and since the author was also the narrator, I got to hear the author's intent as well which made a big difference for me. He is a great speaker, actually, and kept my focus the whole time. You won't get bored, that's for sure!
There are a ton of books out there about real estate. What makes this one different is that the author covers the whole spectrum of investing, from flipping to long term rentals, to everything in between. Phil condenses a huge topic into an easy-to-follow format so that the reader can make there own decision on what angle of the real estate game they want to go into. I'm used to books where the author is trying to convince you to invest in a particular way; like wholesaling, or foreclosures, or whatever. Phil doesn't do that. In fact, he points out the pros and cons of each style. Which was quite illuminating to me because there was a lot of misconceptions I had about certain techniques.
I'm what I would consider to be an expert at investing these days and I got a whole bunch of golden nuggets out of this book. Those brand new to real estate will get a ton out of this book. I think this is a must read for anyone looking to get into real estate.
"Pleasantly Surprised"
As a real estate agent, I rarely recommend the investing books I read to my fellow agent friends. This one is different. This guy actually gets it right. I guess because he is a Realtor himself, he really does know what he is talking about. I'd recommend to anyone looking to get into real estate investing.
Phil tells the truth about the real world of real estate; both the good and the bad.
This book isn't going to be the only book you'll ever need to read on real estate. For example, the author doesn't go into the ultra fine details of how to find the very best deals, how to structure the contracts, etc. The author points out why he didn't do it that way and I definitely understand where he is coming from. That would make the book several hundred pages more...perhaps he is setting up for a 2nd book? All in all, if you want to successfully and wisely invest in real estate, read this book. You won't be disappointed.
"Better Than I Expected"
This is definitely the best real estate audiobook I've ever listened to.
The author gives the nitty gritty details. The good, the bad and the ugly. He tells it like it is and doesn't add any fluff.
His emotion, personality and enthusiasm. When you hear the pain in his voice when he is describing how he went homeless, you can really feel what it was like for him back then.
I'm just getting started in real estate investing so I learned so much about it. The main thing I took away is now I know which direction in real estate I want to go. I was getting confused and lost with all the different advice I was getting out there. This book integrated everything for me so now I am confident as to where I am going with investing.
Loved this audiobook. Would recommend it to anyone looking to be a real estate investor.
"Good story teller, but mostly stories"
This book has many stories that are not typical real estate deals but make the author look like a genius. All the deals work out very favorable to him.
The author needs to add more facts and normal examples. I have made offers on many homes and none have excepted $1 down to hold it. He makes it sound like this normal business.
He spends more time telling you not to trust anyone but him than I have read in many books.
Skip this book if you are wanting real world advice on how to invest in residential homes. Look for a better author and book. If you want a good story telling this book is that.
