From New York Times best-selling author Penelope Ward comes a new standalone novel.
Sharing a summer house with a hot-as-hell roommate should be a dream come true, right? Not when it's Justin...the only person I'd ever loved...who now hates me.
When my grandmother died and left me half of the house on Aquidneck Island, there was a catch: the other half would go to the boy she helped raise. The same boy who turned into the teenager whose heart I broke years ago. The same teenager who's now a man with a hard body and a hardass personality to match. I hadn't seen him in years, and now we're living together because neither one of us is willing to give up the house. The worst part? He didn't come alone.
I'd soon realize there's a thin line between love and hate. I could see through that smug smile. Beneath it all...the boy is still there. So is our connection. The problem is...now that I can't have Justin, I've never wanted him more.
Author's note: RoomHate is a full-length standalone novel. Due to strong language and sexual content, this book is not intended for listeners under the age of 18.

I enjoyed this story, it was very sweet. I love a friends to lovers kinda story. Justin went from Jerk to completely swoon worthy. The writing was great, the story sweet, the sex was hot. I was expecting it to be way dirtier because this author usually is but I still enjoyed the romance & love story. The story went in a direction I didn't see coming but I don't always read the synopsis so maybe that is why.
The narration was good too!
I almost couldn't finish this book. For one thing it wasn't very hot, sex or even play didn't happen until really close to the end. And the adversarial roommate idea (you know the reason for the title) was only a small section. Mostly it was a starting a family fantasy featuring the most annoying bad communication and irrational behavior I've read in a while. Not hot, not funny or clever. meh.
This started off good but I wasn't impressed with this as I was with the author's other novel "stepbrother dearest". The story was a little predictable at times. About half way through, the story kind of went awry. I really wanted to like this but as a whole I found it lacking.
I found this book under the "erotica" section. The sex scenes started 6.5 hours in, and there were only two of them and they didn't even get to do it the first time. The storyline is good if you want just a plain ol chick flick novel.
I absolutely loved this book. It was a very well written, funny, sexy, heart breaking (at times), heart melting, great narrarated and just a wonderful overall story. One of my favorites of the year!!
A good story/plot but unfortunately really badly written as if it was written by a 14yr old at times really annoying. Then there was the narrator.... terrible!!!! i wouldnt waste a credit on this and wouldn't recommend it to anyone.
1. The H was such a jerk, I can't imagine why the h would want to be with him. 2. He had sex with his girlfriend, while that is a normal thing to do, the thought of him later having sex with the h was just unpleasant. It just seemed gross. Don't cross contaminate - it's supposed to be their love story, not the story of a rebound or whatever. The girlfriend was actually very likable, which made it worse. I didn't finish the book, but I'm wondering if he dumped her for the h, did he cheat on her to be with the h, etc. Makes the H less appealing.
No, I usually like contemporary romance.
If this was turned into a TV show, it would star the actors in Reign or Vampire Diaries. It is fairly juvenile in the maturity of these so-called adults.
I did not like these people, at all. The H was so adversarial, so nasty, over something the h did when she was 15. I get that people have heartbreaks early in life that shape their future, but while I have experienced things like that, I am able to have a civil conversation with the people involved. The h was so infantile at times, she came across as almost a teenager, but she is supposed to be a college professor? Completely unbelievable. I couldn't finish it. It was just stupid and bad.
For the Hero to not be such a jerk
Even thought the context was modern the attitudes about women were very old fashioned. Why in the world would a woman want someone who treated her like that.? He could say or do anything to her and she still wanted him. She was a real doormat. Blaming herself for something she did a long time ago that wasn't even that bad. I couldn't finish it.
I liked some parts of this story but the helpless, whiny female lead drove me crazy. I also have a huge problem with characters continuing their relationships with previous partners once they have started having feelings for their ultimate "happily ever after". Maybe i'm too old for NA books, because the angst was over the top in this one!
"An alternative love story"
loved this performance, couldn't put it son. full of highs and lows with unexpected twists. Recommended
Really enjoyed this book from start to finish and was reluctant to take breaks from listening.
"Heartache at its best"
I LOVED this story and the wonderful characters ..Amelia and Justin went from friends to love to hate to friends to lovers I never failed to be engaged and riveted 😀Zoe McKay did a brilliant job as narrator .. One I will listen to again I'm certain !!
Angst, full on angst. Oooh yes, that would be all the sexual tension. As much as I loved this book, it also frustrated me, I wanted to knock their heads together!! Big time. Best friends from an early age, Justin and Amelia stick together, why not? They have a past entwined with misery and heartache, yet linked to one person, Amelia's Grandma, whom they both love, big time. Yet, years after Amelia apparently abandon's him, following grandma's death Justin and Amelia are forced together. Unfortunately for Amelia though. Justin dies not come alone, he is armed with his super hot girlfriend. Can they get past their differences and become what grandma was also hoping for? Yes, no, I don't know. Just loved the ride. Thank you. Some wonderful characters, fabulous writing and story telling. Highly recommend
