First-time Landlord house rental prep book

What a great book for new landlords. The author, who is an experienced landlord shares some of the mistakes that first-time landlords commonly make. He discusses the various roles of landlord, tenant, and householder, and how each of these roles has various duties and responsibilities. For example, the tenant needs to pay rent and maintain the property, whereas the householder may need to maintain the yard and garden. Usually, the tenant and householder are the same person. He then explains the importance of having a solid tenant agreement that explains the duties.

The author discusses the need for the landlord to have house insurance, along with requesting the tenant have their own personal property insurance. The author then explains the dos and don’ts, along with various strategies regarding yards, trees, bushes, windows, doors, locks, improvements, maintenance, smoke and carbon monoxide alarms, appliances, gas, oil, and electrical checks, and heaters, water heaters, furniture, plumbing, burglar alarms, pets, and deposits, plus the need to leave instructions and supplies. Then he discusses the need to provide the tenant with a year-round maintenance schedule. I found the book to be very thorough and would recommend it to anyone who is planning to become a landlord, and thus reduce the threat of tenant issues and legal actions.

A Comprehensive No-Nonsense Guide

I recently had the opportunity to listen to the "First-Time Landlord House Rental Prep Book" by J. M. Sarsfield, and I found it to be expertly written and obviously by someone who knows what he is talking about. Someone who is completely new to the world of rental properties could conceivably be filled with doubts and uncertainties about what is needed to ensure a successful investment.
What I appreciated most about this book was its practical and straightforward approach. It didn't overwhelm me with unnecessary jargon or complex theories. Instead, it provided me with clear and concise information on the legal requirements for landlords in the UK. Learning about these legal obligations was eye-opening and will help me avoid potential fines that I wasn't even aware of.
Another aspect that stood out to me was the emphasis on thorough preparation and ongoing maintenance. The author stressed the importance of creating a household management document, which went beyond the basics of a tenancy agreement. I believe that this document will prove to be an invaluable tool in organizing and managing rental properties effectively.
The book also covered various critical areas that I hadn't even considered, such as ongoing maintenance costs, boundary issues, and plumbing and heating concerns.
Another important aspect the Author focuses on is meeting the criteria set by local authorities to ensure the property is fit for human habitation and much more.
For anyone thinking of becoming a landlord, I highly recommend it. It will save you from potential pitfalls “for less than the cost of a large pizza”. 😊

Useful information

I like that this audiobook is organized per section or item. It definitely makes it easier to find the information that way. Makes a lot of sense. This book is full of useful information and is written in an easy-to-digest manner. A worthwhile listen!

Helpful and Informative

When I got this book, I didn't realize that it is written for the UK rental market, but I decided to listen anyway. I was happy to find that though some of the legal situations may not match up for me in The States, I found a wealth of information that applies to rentals no matter where your rental property is located.

As I am strongly considering entering the rental investment business, I learned a lot. It's really going to save me money, time and frustration. I learned that some upgrades may actually hurt your ROI... I would have gotten in trouble with that for sure.

I appreciate that the author also includes organization and management help. I found this book to be very helpful and I'm sure you will too.

the guide to your basic income

I found this to be a well written guide on how to start building passive income in one of the greatest sectors of the economy to find wealth. Rental properties have proven to be a time worthy investment time and time again and with the guidance of this book you can find a way to generate revenue long term.

Can't wait to put these insights into practice

Be a great landlord

If only my former landlords had listened to this audiobook! It’s filled with everything from legal, to social, to just basic sound advice about being a good landlord. I really enjoyed it. The narrator is good too! Totally recommend!

So much info!

I thought that this book would be more of a guide on how to be a good landlord, but it was also packed full of really concrete, detailed info on how to manage/set up absolutely every aspect of your house and rental situation to avoid problems in the future. It even included things like the best paint finishes for each area of your house. I would highly recommend this for anyone thinking of getting into the rental industry.

Invaluable

As a new landlord I found the information in this book invaluable. It is easy to follow and contains everything you need to know. There were so many things I had not thought of before so it has been very useful. I found the bits on the legal requirements particularly useful but it also covers the importance of creating a household management document, boundary issues and meeting local authority requirements. Definitely something I will refer back to
