The author "was a realtor" who is now writing, narrating, and trying to get you to buy her book. She has a few messages for you: "use a realtor. . . ," "be be nice to your realtor. . . ," and "don't be pain in the ass." These are direct quotes from what I consider a highly pessimistic and selfish person I wouldn't want to buy a house from and definitely wouldn't want to meet. There is an old adage: Those that can do something, do it. Those that can't, teach. A fact that this very angry ex realtor proves very well. I wasted an hour and a half of my life listening to this book in the hopes it would get better. My recommendation is to skip this read altogether. Life is to short to waste on bad books.
